A truck stop with a convenience store, gas station, agriculture stores and restaurants has been proposed for the intersection of Hwy 156 and Fairview Road.
The project would develop more than three acres of a 9.74-acre property.
The proposal comes from the Bottom Line Group, according to The San Benito Blueprint, a local outlet that keeps track of development and planning. According to the Blueprint, the project is intended to address “the daily needs of locals, nearby agricultural operations, commuters, and travelers,” along Hwy 156.
Senior Planner Michael Kelly told BenitoLink that the project is still in the early stages of the application process. County staff are reviewing the proposal and a meeting with the applicant is likely to be held in mid-January to outline requirements and key considerations.
The truck stop would require a zoning change for the parcel, but that wouldn’t trigger Measure A, Kelly said, because the site’s current designation is consistent with the county’s General Plan. The site is designated as a commercial thoroughfare.
The developers plan to build a 6,000-square-foot convenience store, a fueling station with up to eight pumps, two 2,650-square-foot quick service restaurants, and nearly 5,000 square feet of commercial space intended to support the agricultural industry.
No “long-haul trucking services or overnight truck parking” is proposed, according to the Blueprint.
The main access to the site will be from the Pacheco Pass frontage road, according to the Blueprint, with separate entrances for truck fueling, drive-through commercial operations and passenger vehicle fueling.
