As a Realtor, I am always asked when is it a good time to sell? Some people say the spring, some people say summer and most people say never list over the holidays! In my heart of hearts, I believe it is always a good time to sell.

I believe the focus should be on the condition of the property and the pricing versus the time of year. What I know is if a property is priced right, clean, clutter-free, it will sell every day of the week. Let's also consider again that we live extremely close to Silicon Valley. Let's also realize we have affordable housing compared to other areas in California. In fact, Silicon Valley was in the top 10 for one of the most expensive places to live.

In today's market in San Benito County, now is a good time to sell. As I wrote this article there were under 100 active listings in San Benito County.

As a seller, if you put your home on the market, this means there will not be a lot of competition. I am also aware those who went through the economic melt down should have better credit now and be ready to buy again. There have been studies showing if you owned a home and lost it due to short sale or foreclosure you are very likely to purchase again. Hence, more demand for the limited inventory to help get your home sold.

Finally, if you want to move up, now is the time. Take advantage of the great interest rates.
